Goshen Plaza update

Goshen. Construction has begun on two free-standing buildings that will be occupied CVS Pharmacy and a health care center.

There’s a visible sign that work is continuing at the Goshen Plaza site, corner of Matthews Street and Clowes Avenue. With the delivery of steel, construction has begun at the 13-acre site.

“All material is on site, construction has begun with erecting steel framework and will continue,” said Neil DeLuca, with The Gateway Development Group and project leader for Goshen Plaza. “There’s no better sign that we’re moving forward.”

Although he still hasn’t given a name to the grocery store, DeLuca said he has a few who are interested in moving to the site. Goshen Plaza has been without a grocery store since 2001 when the Grand Union closed.

When construction of their freestanding buildings is completed, CVS Pharmacy and a health care center have signed leases and are committed to opening. Other stores are close to signing on. Site infrastructure, meaning water and sewer services, is mostly completed, as well as foundations for buildings one, two and three.

The completed Goshen Plaza site will include 104,600 square feet of all-new retail space, including two stand-alone anchor tenants: CVS and the medical facility; two retail ready for business sites; updated, modernized utilities; new storm water collection system; and a professionally paved parking lot.

“We’re bringing the parking lot down to the dirt — no patching,” said DeLuca. Potholes and patching had become the bane of the once-bustling shopping center.

Developer, Fareri Associates of Greenwich, Conn., assumed sole ownership of the site in May 2018 and had spoken publicly at a Mar. 20, 2019, meeting, sponsored by the Goshen Chamber of Commerce, of commitment to bringing a modernized, updated shopping center to Goshen — complete with supermarket.

Fareri Associates and his professional team come well experienced to transform Goshen Plaza into a modern, vibrant shopping center in the Village of Goshen. They are successful developers and owners of numerous commercial real estate properties in Westchester County and Fairfield County, Conn. The Gateway Development Group handles project construction. They are instrumental in developing the Maria Fareri Children’s Hospital at Westchester Medical Center.

DeLuca is hoping for some stores to move in by the end of 2020, with a full opening by spring of 2021.

Developer seeks exemption to continue construction
On Tuesday, March 31, workers were on site ensuring that steel is secured. However, further work at the site is dependent on obtaining a state issued exemption to continue construction. The exemption is based on the fact that the two buildings are health-related: a pharmacy and a medical center.
“We would never violate any health order issued from the governor,” said Neil DeLuca, the project leader for Goshen Plaza.
